What is Title Insurance?
Property title Insurance protects you against any losses that you may have when you buy a property that is not free and clear of “Title Defects.” The professionals at Knickerbocker Abstract Company, Inc., check all of the public records to make sure that you get your property free and clear of any claims that someone else may have against the prior owners.
It’s not uncommon for a property title to be clouded by errors or omissions in prior deeds, forgeries, missing heirs, conflicting wills, liens for unpaid taxes, and judgments. We ensure that none of this will come between you and your property, and we back it up to the full purchase price of your property. However, purchasers can also buy additional amounts of title insurance to protect themselves against increases in the fair value of their property between the time of purchase and the time that a claim arises.
Besides looking to the past, you also want to make sure that everyone in the future will see that you, and only you, own your property. We make sure that your Deed gets recorded in a timely manner and in the proper County Clerk’s Office.
Property title protection is effective as of the issue date of the policy and covers defects arising prior to ownership of the property. The two most common policies issued on Real Property are an Owner’s Policy and a Lender’s Policy.

Owner’s Policy:
As the name suggests, an owner’s policy is a policy that the property owners purchase for themselves. There is a one-time-only fee, and the owner’s policy is effective until the property is sold. |
Loan Policy:
A Loan Policy is a policy that a lender requires the property owner to purchase on behalf of that lender before it will loan money against the property. A loan policy insures that the lender’s lien has priority over all other liens and is effective until the loan is satisfied or its terms substantially altered. |
