What is Title Insurance?

It’s not uncommon for a property title to be clouded by errors or omissions in prior deeds, forgeries, missing heirs, conflicting wills, liens for unpaid taxes, and judgments. We ensure that none of this will come between you and your property, and we back it up to the full purchase price of your property. However, purchasers can also buy additional amounts of title insurance to protect themselves against increases in the fair value of their property between the time of purchase and the time that a claim arises.

Owner’s Policy:
As the name suggests, an owner’s policy is a policy that the property owners purchase for themselves. There is a one-time-only fee, and the owner’s policy is effective until the property is sold.
Loan Policy:
A Loan Policy is a policy that a lender requires the property owner to purchase on behalf of that lender before it will loan money against the property. A loan policy insures that the lender’s lien has priority over all other liens and is effective until the loan is satisfied or its terms substantially altered.
